Cornish Connection are a small and flexible company - this is our advantage over the city corporates that offer similar services. The work we undertake on behalf of our clients splits broadly into two tiers but please contact us for a more personal appraisal.
Full Service
If you are just beginning your search or limited in the time you can dedicate to finding the right property then this is probably the right package for you. Let us take the inconvenience and hard work out of your search by eliminating the properties that look promising but ultimately disappoint. It will be our mission to provide the best return on the time you invest.
- Initial consultation.
Perhaps the most important step, and well worth spending some time on. The consultation can be conducted either by phone or in person if geography allows and will produce a detailed account of your requirements, architectural preferences, leisure pursuits, personal style as well as the more routine number of bedrooms and budget will be covered.
£500 registration fee for a search of up to 6 months.
0.75% of purchase price (minimum fee £2000) payable on exchange of contracts.
- Initial Search.
We use internet, printed media and good old leg work to complete a full search of properties that suit your brief as closely as possible. Our excellent relationship with local estate agents along with a good network of professional contacts means that we are often made aware of properties that are not available on the open market.
- Report and short list.
Usually within five days of receiving your instructions we will provide you with a report of our findings in general and a short list of properties recommended for consideration. As this is your first real impression of our ability to understand and meet your needs we are careful to only list properties that closely fit your brief. Each recommended property will be covered by estate agents particulars (if available) and our own brief overview qualifying the selection.
- Viewing of selected short listed properties.
On your instruction we will view the properties that most closely meet your requirements and aspirations.
- Report on viewings.
Usually within 24 hours of a viewing we will produce a repor t on the suitability of a property for further consideration. This will include digital photos and sometimes video but we will not reproduce the details that an estate agent may have already printed. Our focus is on whether or not the property meets your brief, is there a busy road or overhead pylon nearby, is any adjoining land within the local Planning Departments development boundary. With the best will in the world an estate agent will only high-light the positive aspects of a property, it's our responsibility as your agent to draw attention to any negative points for consideration.
- Arranged / accompanied viewings.
At your convenience we will make arrangements for personal viewings of your short listed properties. Using our knowledge of the local area and transport links we will produce an itinerary that makes the best use of your time including a brief tour of the area if required. We are happy to collect you from Newquay airport or any local train station and provide your transport for the days viewings.
- Negotiation of purchase.
At Cornish Connection we understand the dynamics of the local property market and can judge from experience whether a property is over priced. A skilful and informed negotiation with the agent or vendor will often result in savings for you that are well in excess of our fee. We are well respected in the area and our credibility as a serious company representing qualified and serious buyers may well provide an advantage when a property has attracted multiple offers.
- Progression of sale.
We are happy to liaise with solicitors, agents, valuers and vendors on your behalf to ensure a smooth and expedient completion of your purchase.
Viewing Service
If your search has already turned up some exiting properties and you just need an unbiased opinion on whether they deliver what they may promise on paper then we can help.

£100 per viewing plus mileage charge
0.5% negotiation fee (if required) payable on exchange of contracts
